The same video can be fine on your Instagram and rejected by the MLS. The difference is usually branding. This is what each term means and how to produce both without doing the work twice.

The Definitions

A branded video identifies the person or company who made or is marketing it. That includes an agent name, brokerage name, logo, phone number, email, website, a company yard sign in frame, or a videographer credit. An unbranded video contains none of that. It shows the property and nothing that points to a business.

The reason for the split is that MLS data is shared with other brokers, syndicated to portals, and displayed on other agents' websites. Branded media on those channels works as advertising for someone else's business, so many MLSs limit where it appears or how it is displayed.

How MLSs Commonly Treat Each

  • Unbranded video tends to syndicate widely to IDX sites and portals, and is often the only kind accepted in the main virtual tour field.
  • Branded video is often allowed only as a link in a separate field, and may not appear in client email or public feeds.
  • Some MLSs allow a simple credit line and no more. Others allow nothing.
  • Rules on overlaid text, calls to action, and price on screen differ as well.

What To Strip From An Unbranded Cut

  • Your name, brokerage, logo, and watermark.
  • Phone number, email, and website on screen or in an end card.
  • Yard signs, lockbox photos with brand names, and branded vehicles in the driveway shots.
  • Spoken audio that names you or your company.
  • The address, if your MLS does not want it in the video.

What To Keep In The Branded Cut

  • A clear end card with your name, brokerage, and how to reach you.
  • Your logo in a corner, small, so it does not cover the home.
  • A caption or text overlay with the neighborhood and key facts.

Export Both From One Project

  1. Build the video with no branding on any clip. The main sequence should be identical in both versions.
  2. Export the unbranded version first. Save it as your MLS master.
  3. Add the end card and any overlay text, then export the branded version for Instagram, Facebook, your website, and email.
  4. Name the files clearly, such as "123-Main-St-unbranded.mp4" and "123-Main-St-branded.mp4," so you do not upload the wrong one.

Branding Your Own Channels

Your website and social accounts are where branding earns its keep. The listing video on your site should carry your name, because that is how a viewer knows whom to call. A Note On Disclosure

A Quick Test For Any Frame

Pause the video on each clip and ask whether anything on screen tells a viewer who to call. A name, logo, phone number, or sign counts. So does a car with lettering in the driveway. If something does, either crop or re-shoot the frame, or choose a different photo. Run the test on the audio as well, since a spoken name is branding too.

Common Situations

  • The photographer's video has a logo. Ask for an unbranded export, or use the link field if your MLS allows branded links.
  • The seller wants your name on it. Explain that the MLS version and your channel version can differ, and give them the branded copy for their own use.
  • A yard sign appears in the exterior. Choose another frame or take the sign down for the shoot.
  • You post the same video to a portal that syndicates. Use the unbranded file so your contact details do not end up on other agents' sites unless you intend it.
